Month-to-Month Lease Termination Letter

A month-to-month lease termination letter allows a landlord or tenant to give notice to terminate a tenancy-at-will. The letter must be sent to the other party within the required minimum notice periods which is commonly thirty (30) days. It’s recommended to send the notice via certified mail with a return receipt to prove the recipient has received such notice.

  How to Terminate (4 steps)

  Step 1 – Find out Notice Period

  

  Find the required notice period in the State where the property is located. It is most commonly thirty (30) days.

  Step 2 – Write the Letter

  

  Write the termination letter and decide the notice start date and when the tenant will vacate the property. This letter can be written by either the landlord or the tenant.

  Step 3 – Send to the Other Party

  

  Send the notice to the other party. It is recommended to send by certified letter with a return receipt to prove notice is received.

  Step 4 – Vacate the Premises

  

  The tenant will be required to vacate the premises and remove their possessions by the end of the notice period.
